What we will not do.

The market is loud. This is how we stay useful to you.

  • We will not forecast prices or promise returns.
  • We will not quote a yield without naming the service charge.
  • We will not pass your details to more than one firm.
  • Every price is labelled: launch, asking, or transacted.
  • Every figure carries a source and a date.
  • You can withdraw your consent at any time.
What the prices exclude. Every price shown is the developer’s off-plan launch price for the unit. On top of it you pay the Dubai Land Department transfer fee of 4%, a trustee fee (AED 2,000 to 4,000 plus VAT), title deed and administration fees, and agency commission where one applies. Budget roughly 6% to 8% above the purchase price for the round trip. Service charges are annual and separate. We will give you the full cost stack for any specific unit before you commit to anything.

On the numbers. Prices are shown in dirhams with pound and euro equivalents throughout. The dirham is pegged to the US dollar at 3.6725, so the sterling and euro figures move with the dollar. They are indicative, and your bank’s rate on the day is what counts.

On tax. The UAE charges no income or capital gains tax on property held personally. That is the UAE side only. If you are tax resident in the UK, the Netherlands or elsewhere in Europe, your own country will usually still tax the rental income and any gain, and because there is no UAE tax to offset there is nothing to credit against it. We will flag it. We are not tax advisers, and you should take proper advice before you buy.
